High ground with bush on three sides

Elanora Heights sits on elevated ground at about 84 metres, looking out over Narrabeen Lagoon and the Tasman Sea. Garigal National Park borders its south-western side and the northern edge runs into bushland continuing toward Ku-ring-gai Chase. The suburb began as the Elanora Heights Estate in 1929 and now holds some of the largest homes in the Pittwater area.

That combination — height, exposure and bush on three sides — gives roofs here the full set of problems rather than one of them.

Three things at once

Wind. An exposed ridge with an ocean view also has an uninterrupted path for onshore wind. Ridge caps, barge flashings and sheet ends take repeated uplift, which fractures pointing and opens up fixings.

Salt, at a distance. Elevated, ocean-facing ground catches salt-bearing air further inland than a sheltered street at the same distance from the water. It is not Collaroy beachfront, but it is not inland either, and fixings on exposed planes should be chosen accordingly.

Leaf. Bushland on three sides means valleys and gutters fill continuously, and the golf course and reserve canopy keeps shaded roof planes damp.

Large roofs, long valleys

The housing here is substantial, often with articulated roof forms, multiple planes, long valley runs and a lot of flashing per square metre. Big roofs are not simply more expensive versions of small ones — they have more junctions, and junctions are where roofs leak. On a house like this an annual check of valleys, flashings and fixings is cheap insurance.

Bushfire-prone land

Lots adjoining the national park and the bushland corridor are likely to be mapped as bushfire-prone. Where that applies, AS 3959 governs the roof: non-combustible coverings, full sarking on tiled roofs across the common BAL ranges, and non-combustible gutter and valley protection. Confirm your lot against Northern Beaches Council mapping.
