Palm Beach is a narrow sand spit and hillside running up to Barrenjoey Headland, with the open ocean on the eastern side and the sheltered water of Pittwater on the western. Houses sit on both, sometimes on the same street, and that is the thing to understand before anyone quotes a roof here.
East side and west side are not the same job
Ocean side. Among the most exposed residential roofs in Sydney. Salt arrives constantly, concentrates in the areas rain cannot rinse, and attacks fasteners, cut sheet ends and flashing laps first. The specification question is settled by distance from breaking surf, using the published exposure bands and the AS 3566 fastener classes rather than guesswork.
Pittwater side. Sheltered water, more tree cover, steeper slopes. Corrosion is slower and starts inside gutters and under eaves. Leaf load and access become the dominant issues instead.
A wide range of housing
Original weatherboard and fibro beach houses sit alongside substantial modern rebuilds, and both are common. The older houses were built light, often without sarking, and have had decades of salt air through their timber — stripping one usually turns something up underneath, which is why the written quote has to be explicit about what might be found. The newer houses tend to be low-pitch or parapet forms with concealed drainage, where a box gutter outlet is the thing that will flood a room.
The maintenance that actually matters here
- Annual freshwater wash of the unwashed areas: under eave overhangs, behind parapets, inside gutters, the lee side of ridges
- Gutter and valley clearing, more often on the Pittwater side under canopy
- Fastener and flashing check after strong onshore weather, because a lifted sheet that has settled back down looks normal and leaks in the next rain
- Box gutter and outlet inspection on any flat or parapet roof, before heavy rain rather than after
- Checking the grade of hardware already on the roof, since a lot of it was never rated for this address
