One name, two very different positions

Bilgola covers the beach itself and the plateau above it, and the two sit in genuinely different conditions. Bilgola Beach is a small pocket tucked below the escarpment with Avalon Beach, Whale Beach and Palm Beach to the north and Newport to the south. Bilgola Plateau rises to about 150 metres, high enough that the old name Mount Loftus was eventually swapped for something more accurate, with views east to the ocean and west across Pittwater.

Down in the beach pocket

Close, sheltered, heavily treed and very close to the surf. The sheltering is deceptive: it reduces the wind, but it also means rain does not rinse the roof evenly, and salt sits in the parts that stay dry. Unwashed areas under eaves and on the lee side of a ridge are where corrosion starts on the beach-level houses here.

Combine that with the tree cover dropping litter into valleys and gutters, and you get the worst of both environments in one small catchment: salt that is not washed off, and organic matter holding moisture against the metal.

Up on the plateau

The plateau is the opposite. Exposed on both sides, catching ocean air from the east and Pittwater air from the west, with nothing upwind to slow the gusts. Roofs here take mechanical loading on ridge caps, barge flashings and sheet ends, and salt-bearing air reaches them from either direction depending on the day.

The practical implication is that plateau roofs need their caps, flashings and fixings checked after windy weather rather than only when something leaks.

What we do here

Repairs and flashing renewal, restoration on sound tile roofs, full re-roofing with the steel grade and fastener class matched to the exposure, gutter and valley work, and storm response. Access on the escarpment streets is usually the biggest variable in the quote.
