Church Point is where Pittwater Road finishes, at the ferry wharf that serves Scotland Island, Elvina Bay and Lovett Bay. It is a small place — well under a square kilometre — hemmed in by Ku-ring-gai Chase National Park and the water, and it produces some of the most logistically awkward roofing work on the peninsula.

Access is the defining factor

Houses here sit on steep bush blocks above the water with narrow roads, limited parking and in places no vehicle access at all to the building. Before anybody talks about tiles or sheeting, the questions are how materials get in, where a skip or a scaffold can physically go, and how the old covering gets out.

That is not a reason to avoid doing the work. It is a reason to have somebody look at the site properly before quoting, because a figure given over the phone for a Church Point roof would be meaningless.

Bush right up to the roof line

Surrounded by national park, the leaf load here is as heavy as anywhere we work. Angophora and gum litter fills valleys and gutters continuously rather than seasonally, and because the canopy shades much of the roof, nothing dries out properly.

  • Valleys dam water back under the tiles, which is the main cause of leaks here
  • Gutters hold wet mulch and corrode from the inside
  • Shaded tile planes grow moss and lichen and lose their surface coating faster
  • Debris on the roof is also fuel, which matters on bushfire-prone land

Bushfire-prone land

Property against the national park is likely to be mapped as bushfire-prone, in which case roof construction has to meet AS 3959 for the assessed BAL: non-combustible coverings, full sarking on tiled roofs across the common BAL ranges including into gutters and valleys, non-combustible gutter and valley protection, and ember-tight detailing at ridges and barges. Check the Northern Beaches Council mapping for your lot and get a BAL assessment — the requirement scales with the rating.
