Low ground, and water that has to go somewhere

Manly Vale sits in the valley carved by Burnt Bridge Creek, between the Condamine Street ridge and the rise toward Allambie Heights, with the creek running down toward Manly Lagoon. That low position is the thing to understand about roofing here.

Water shed off the higher ground either side arrives in this valley, and roof drainage that is merely adequate elsewhere gets tested. The faults that show up are less about exotic coastal corrosion and more about volume: gutters that overflow at one end, downpipes that cannot take the flow, and stormwater connections that back up in heavy rain. The consequence of a blocked valley or an undersized gutter is water inside the house rather than a wet garden bed.

The building stock

Post-war brick-and-tile on regular blocks, a good deal of fibro still in use, 1960s and 70s walk-up flats along the main roads, and a growing number of second-storey additions. The additions deserve a mention: joining a new upper roof to an original lower one creates a junction that has to be flashed and stepped correctly, and that junction is where we find a large share of Manly Vale leaks.

Typical scope of work

  1. Clearing and repairing valleys that have filled and dammed water back under the tiles
  2. Re-sizing gutters and adding downpipes where the roof area has grown but the drainage has not
  3. Rebedding and repointing ridge and hip capping on the post-war tile roofs
  4. Flashing repairs at the old-to-new roof junction on extended houses
  5. Flat and low-pitch roof work on the walk-up blocks, including parapet and box gutter detailing
