Two halves, two roof stories
Balgowlah runs from the shops and the Condamine Street side down to Balgowlah Heights and the reserves above North Harbour and Dobroyd Head. The flatter end is solid post-war brick and tile on regular blocks, which is straightforward roofing. The Heights end is steeper, closer to the water and heavily treed, which is a different job: marine air, serious leaf load off the harbour-side bushland, and access that often means working off a slope rather than a driveway.
A lot of the original brick-and-tile houses here have been extended, and the extension is where the leaks are. A flat or low-pitch addition tucked behind the original pitched roof creates a junction that has to be flashed properly, and a surprising number were not. Water gets in at the step between old roof and new, then travels along a batten and shows up in the original part of the house.
What we find most
- Failed flashing at the junction between an original tiled roof and a later low-pitch addition
- Ridge and hip pointing cracked out across whole lengths on the 1950s and 60s tile roofs
- Gutters and valleys holding wet leaf litter on the Heights streets near the reserves
- Rusted gutter, bracket and fascia lines on anything within sight of the harbour
- Skylights that were cut into older roofs without adequate upstands
Getting a price
Nobody can quote a roof accurately over the phone, especially where an extension is involved and the fault could be at the junction or the original covering. The inspection is free, you get the findings in writing, and there is nothing to sign.
