Seaforth is built on a slope running down to Middle Harbour, with Garigal National Park on its western side and the bushland gullies feeding Middle Harbour Creek below. It produces the most access-intensive roofing jobs we take on anywhere on the Northern Beaches.

Split-levels, multiple roof planes, awkward junctions

The dominant house type here is the split-level brick home stepping down the block, often with three or four separate roof planes at different heights, and internal gutters or valleys where those levels meet. Every one of those junctions is a potential entry point, and the lower planes receive all the water shed from the higher ones.

That concentration is what causes most Seaforth leaks. A valley that would cope on a simple gable roof gets the combined flow of two planes above it, and if it is holding a season of angophora litter, the water backs up over the tile edges and goes sideways into the roof space. The ceiling stain then appears somewhere entirely unrelated.

What the slope means for the quote

  • Scaffolding and edge protection are frequently needed where a single-storey roof on the street side is three storeys above the ground at the back
  • Getting materials up and tiles or sheets down takes real time on a stepped site
  • There is often nowhere to stand a skip except the street
  • Harness work on steep planes is slower than walking a flat roof

None of that is padding. It is why a Seaforth quote on the same roof area reads higher than one in a flat suburb, and we would rather explain it up front than surprise you.

Marine, but sheltered

Middle Harbour exposure is marine without surf, which still corrodes fixings and gutter interiors, just more slowly. Combined with heavy canopy and shaded roof sections that never dry properly, the practical result is moss and lichen on the south-facing tile planes and rust starting inside gutters rather than outside.
